Chapter 5 - The Collapse of Vance Capital's Rival

By 8:00 a.m. the following morning, news of the sudden collapse of Walker Development sent shockwaves through Charlotte's commercial real estate community.
At the penthouse offices of Pierce Commercial Development, Richard Pierce sat behind his massive mahogany desk, staring at his computer monitor in utter disbelief. Beside him, his daughter Lauren was pacing frantically, her face pale, her hands shaking as she held a cup of black coffee she couldn't drink.
"What do you mean all our credit lines are frozen?!" Richard roared into his phone, slamming his fist onto the desk. "We have a sixty-million-dollar closing on the Southgate parcel at noon today!"
"Mr. Pierce," the frantic voice of his chief financial officer echoed over the speakerphone, "Vance Capital bought out our primary lender three hours ago. They executed a emergency audit clause based on 'unreported liabilities.' They've frozen every operating account we have. We can't even process payroll!"
Richard dropped the phone onto his desk, staring at Lauren with wide, terrified eyes. "Lauren... what the hell did you do last night?!"
Lauren swallowed hard, her voice trembling. "I... I told you, Dad... Ethan Walker had a fight with his wife..."
"Ethan Walker's wife is Grace Vance!" Richard screamed, rising from his chair, his face turning purple with rage. "Arthur Vance's only daughter! The sister of Marcus, Julian, and Gabriel Vance!"
Lauren winced, taking a step back. "I... I didn't know..."
"You called her a penniless housewife!" Richard yelled, his voice cracking. "You walked into her house with her husband on their anniversary! Are you out of your mind?!"
Before Lauren could answer, the frosted glass doors of the penthouse suite swung open.
Three men walked into the executive office.
Gabriel Vance led the way, flanked by two corporate investigators carrying heavy leather briefcases. Behind them stood two uniformed officers from the North Carolina State Bureau of Investigation.
Richard Pierce went completely rigid. "Gabriel..."
"Mr. Pierce," Gabriel said smoothly, taking a seat in the leather armchair across from Richard's desk without being invited. "You look stressed."
"Gabriel, please," Richard stammered, extending a trembling hand. "Whatever happened between Lauren and Mr. Walker... it was a misunderstanding! My daughter was misled! She didn't know—"
"Save it, Richard," Gabriel interrupted, opening his leather portfolio. "Your daughter actively conspired with Ethan Walker to divert five million dollars of Walker Development funds into an off-shore account in Grand Cayman, which was then used as collateral to secure your Southgate acquisition bidding rights."
Lauren gasped, her face going completely white. "That... that was Ethan's idea!"
"It doesn't matter whose idea it was, Miss Pierce," Gabriel said, turning his razor-sharp gaze toward her. "It constitutes federal wire fraud, conspiracy to commit bank fraud, and corporate embezzlement."
He gestured to the two SBI officers standing near the door.
"Officers," Gabriel said calmly. "Miss Pierce is all yours."
"Wait! No!" Lauren shrieked as the officers stepped forward, pulling her arms behind her back and snapping metal handcuffs around her wrists. "Dad! Help me! Dad!"
Richard stood frozen, unable to move as his daughter was led out of the office in tears, her designer heels dragging uselessly across the carpet.
Gabriel slowly closed his portfolio and stood up, looking down at Richard Pierce.

"Your company has sixty minutes to surrender its zoning rights to the Southgate project to the Vance Foundation," Gabriel said flatly. "If you comply, I won't press charges against you personally for assisting your daughter's off-shore transfers. If you refuse... you can share a defense attorney with her."
Richard slumped back into his leather chair, staring blankly at the wall as his empire crumbled around him. "Where do I sign?"
